    Job Description:

    Sales:

    • Should coordinate with the sales verticals to ensure a smooth property visit by the potential tenant.
    • Should push for generating additional revenue.

    Daily Operations:

    • Follow the standard operating procedure for in time and flawless execution of guest check in/check out and move in/move out.
    • Complaint management from guests/members
    • Should keep a proactive and efficient follow up on Essential Services in the assigned properties Electricity, Water supply (washroom + Drinking), LIFT, Power back up Diesel, Wi-Fi and cleaning and hygiene of the entire property.
    • Daily quality checks of the building system will be carried out: Inspecting and arranging property repair and maintenance to meet OLIVE quality standards rigorously & implementation of preventive maintenance.
    • Lead all projects related to CAPEX expenditure.
    • Conduct daily briefings of all departments and circulate MOM to the corporate office.
    • Responsible to maintain an extensive list of property compliance and update the licences closer to 90 days of renewal.
    • Vendor management.
    • Should execute community activities at building level.
    • Should manage building inventory.
    • Will oversee housekeeping, security, multi skill technicians and front office.
    • Should be sound in using hotel property management systems.

    Financials:

    • Rent collection from members / long stay contracted guest.
    • Transparent and correct payment of Utility bills etc. To the various vendors associated with the property operations.
    • Create monthly expense report and daily cash report.
    • Responsible for the preparation, presentation and subsequent achievement of the hotel's annual Operating Budget, and Capital Budget.
    • Manage on-going profitability of the hotel, ensuring revenue targets are met and exceeded.
    • Should have a keen understanding of revenue and expense forecasting.

    Stay Experience:

    • Handling Escalation, complaints of the tenants and come out with best suitable solutions in time.
    • Ensure guest satisfaction targets are meet on exceeded expectation.
    • Maintain relationship with guest.
    • Handing Move out and evictions in best possible way without creating any hassles for guest.

    Leadership and Trainers Attitude:

    • Resident Property manager is responsible to ensure the best performance and outcome from the HK personnel & security team stationed at the property, training them, motivating them, maintaining discipline is the key, implementation of check lists and work routine.
    • Should execute TRAINING session at the property level security guards and housekeeping personnel.
    • Provide effective leadership to hotel team members.
    • Respond to audits to ensure continual improvement is achieved.

    Company Policy and Ownership:

    • RPM is responsible for managing all aspects of the assigned property.
    • He or she is responsible to take ownership and managing all the physical assets in the property (Microwave oven etc.)
