Position OverviewThe APAC Real Estate/ Facility Manager will join the Real Estate and Workplace Transformation, Facilities Management team and provide support for the APAC real estate and facilities management while managing a team of approximately 10 other in-country Facilities personnel. You are responsible for Liaise with building facilities management & external service providers for office interior improvement, cleaning, maintenance and repair including regular follow-up with office cleaners to maintain satisfactory office cleanliness standards. Oversee facility management matters such as: fixed asset inventories work-desk allocation and room/desk booking systems office access card management, security system, doors, security systems, phones, temperature-reader visitor management, receptionist management first-aid systems, fire extinguishers Maintenance of pantry, management of pantry supplies and vending machines Manage office renovation projects and office relocation projects, such as: Define space requirements according to Global guidelines, establish parameters for fitout and location. Interact and guiding of property agents, location selection (Longlist and Shortlist). Contract negotiation with Landlord and coordination with internal legal department. Provide Cost estimates for fitout/ renovation tasks. Facilitate approval process with business justification (CAPEX and OPEX). Detailed space planning. Project Management/ Coordination for relevant fitout and/ or renovation tasks. Ensure budget and cost plan adherence. Maintain database with relevant lease contract information. Ensure compliance to all stipulated KPIS, HSSE, Fire Safety and other authorities’ regulations including annual inspections and Building Fire Certificate & other authority license renewal. Handle facility-related insurance plans and service contracts. Manage and control related monthly/yearly expenditure within approved budget. Handles/supports office space evaluation and ensure compliance with global space policies. Prepare and execute lease contract negotiation in conjunction with corporate guidelines. Constant initiatives to contribute to company-wide optimization and cost savings initiative. All in-country local facility personnel within the region. Qualifications Minimum education of Bachelor/ Master’s Degree related to the built environment (particularly building services engineering) or business studies. Minimum 12 years of working experience with relevant Real Estate/ Facilities Management experience. Competent writing and communication skills – including the ability to communicate technical information. Relationship-building; ability to prioritize and multi-task; Time management skills. Self-driven, Dynamic, Teamwork, Leadership and motivational skills. Ability to negotiate and not shy away from difficult discussions both internally and externally. Procurement knowledge and negotiation. Proactive thinking, forthcoming. An open mind to challenge the status quo and positively influence decisions. Understanding of soft and hard service delivery.
