    Responsibilities:

    Procurement Strategy:

    • Develop and implement procurement strategies aligned with project requirements and business objectives.
    • Collaborate with cross-functional teams, including construction, design, and finance, to understand procurement needs.

    Vendor Management:

    • Identify, evaluate, and select reliable suppliers and vendors for construction materials, equipment, and services.
    • Negotiate favorable terms, pricing, and contracts to ensure optimal value for the organization.
    • Maintain positive vendor relationships and handle issues that may arise during the procurement process.

    Cost Management:

    • Analyze pricing trends, market dynamics, and supplier performance to optimize costs without compromising quality.
    • Develop and manage budgets for procurement activities, tracking expenses and variances.

    Quality Assurance:

    • Ensure that procured materials and equipment meet quality standards and regulatory requirements.
    • Collaborate with quality control teams to perform inspections and tests on received goods.

    Supply Chain Coordination:

    • Coordinate with logistics and supply chain teams to ensure timely delivery of materials to project sites.
    • Monitor and manage inventory levels to avoid shortages and excesses, optimizing inventory turnover.

    Risk Management:

    • Identify potential risks in the procurement process and implement mitigation strategies.
    • Stay informed about industry regulations and compliance requirements related to procurement.

    Contract Administration:

    • Prepare and review purchase orders, contracts, and other procurement documents.
    • Ensure contractual terms are clear, accurate, and aligned with project needs.

    Reporting and Analysis:

    • Prepare regular reports on procurement activities, expenses, and vendor performance.
    • Analyze data to identify opportunities for process improvement and cost savings.

    Team Collaboration:

    • Collaborate with project managers, engineers, and other stakeholders to ensure seamless integration of procurement efforts.
    • Provide expertise and guidance on procurement-related matters.

    Qualifications:

    • Bachelor's degree in Supply Chain Management, Business, or a related field (preferred).
    • Proven experience as a Purchase Manager, Procurement Manager, or similar role in the real estate or construction industry.
    • Strong understanding of construction materials, equipment, and procurement processes.
    • Excellent negotiation, communication, and interpersonal skills.
    • Analytical mindset with the ability to analyze market trends and vendor performance data.
    • Familiarity with construction regulations, quality standards, and industry best practices.
    • Proficiency in using procurement software, ERP systems, and Microsoft Office Suite.
    • Strong organizational skills with an attention to detail.
    • Ability to manage multiple projects and priorities simultaneously.
    • Problem-solving skills and the ability to make informed decisions under pressure.
    • Leadership qualities and the ability to work collaboratively within cross-functional teams.
