- Develop and implement comprehensive maintenance programs for high-rise buildings, including preventive maintenance schedules and reactive maintenance procedures.
- Supervise and lead a team of maintenance technicians, ensuring efficient allocation of resources and timely completion of tasks.
- Conduct regular inspections of building systems and equipment to identify maintenance needs and ensure compliance with safety standards.
- Coordinate with external contractors and vendors for specialized maintenance services and repairs.
- Manage the maintenance budget, monitor expenses, and identify cost-saving opportunities without compromising quality.
- Maintain accurate records of maintenance activities, equipment inventory, and service contracts.
- Provide technical expertise and guidance to resolve complex maintenance issues and troubleshoot equipment failures.
- Implement energy conservation initiatives and sustainable practices to optimize building performance and reduce operating costs.
- Ensure compliance with regulatory requirements, building codes, and industry standards related to building maintenance and safety.
- Develop and conduct training programs for maintenance staff to enhance their skills and knowledge.
- Bachelor's degree in Engineering, Facilities Management, or a related field. Master's degree preferred.
- Proven experience in building maintenance management, preferably in high-rise residential or commercial properties.
- Strong knowledge of building systems, including HVAC, electrical, plumbing, fire protection, and elevator systems.
- Excellent leadership abilities with the capacity to motivate and mentor a diverse team of maintenance professionals.
- Exceptional organizational skills with the ability to prioritize tasks and manage multiple projects simultaneously.
- Proficiency in computerized maintenance management systems (CMMS) and Microsoft Office Suite.
- Excellent communication skills, both verbal and written, with the ability to interact effectively with tenants, contractors, and senior management.
- Strong problem-solving skills and the ability to make sound decisions under pressure.
- Certification in facilities management (CFM) or maintenance management (CPMM) is a plus.
- Willingness to work flexible hours and respond to maintenance emergencies outside of regular business hours.
