    Description
  • Assessment of all documentation of assets under asset list/ tracker.
  • Assessment of all documentation and checking of the assets under defect liability period and AMC/CAMC in a tracker.
  • Ensuring implementation of measures for budgeting controls and monitoring SLA's & KPI's for JLL and outsourced agencies towards effective service deliverance.
  • Assessment of service level agreements and keeping performance indicator scores above excellence.
  • Ensure process implementation for timely renewal of the agreement, submission of invoices and follow-ups for the payments.
  • Ensuring process in place for vendor quotations and invoices.
  • Ensure site is following proper procedure for attendance signoffs and all the required details for cost sheet submission.
  • Ensuring proper procedure being followed for timely submission of client approved cost sheet to JLL office and following up for the invoice.
  • Assessment regarding implementation of Asset specific maintenance, safety procedures and enforcing compliance.
  • Assessment on planned preventive maintenance (PPM) being timely & effectively carried out.
  • Cross checking the process being followed for maintaining service/repair contracts.
  • Assessment of site conducting risk/root-cause analysis in case of system failures and breakdowns and creating corrective /preventive action plan.
  • Ensure process Implementation and administering inventory control programs for purchase of parts and utilization.
  • Assessing of the building operations and working towards mitigation of highlighted inherent risks.
  • Conducting regular inspections of operating MEP equipment/systems, as per process.
  • Ensuring process existing a site for compliance with applicable codes, regulations, government agencies and company directives.
  • Assessment for upkeeping the as-built drawing and transition document library.
  • Assessment of Emergency Response Plan and Evacuation Drills being conducted at site.
  • Assessment of on-site engineering and other reports like DMR and MMR.
  • Work closely with the regional RO / HO / SME/ Training teams and ensure closures of all required reports.
  • Additionally, this role requires a thorough understanding of all safety and environmental concerns as they relate to the equipment and the overall plant arena.
  • Render support in developing/maintaining effective asset specific maintenance and safety procedure manuals at site.
  • Assess & implement various System & Process required during the transition on site operation.
  • Review & recommend amendments required in SOP's & Checklists as per site requirements.
  • Preparing draft advisories/directives & approval from competent authorities, prior promulgating for implementation at sites.
