Role Overview:

The Financial Analyst will support financial planning, analysis, and decision-making across residential real estate projects. This role involves evaluating project feasibility, monitoring cash flows, supporting pricing and revenue strategies.

The ideal candidate combines strong financial modeling skills with a practical understanding of real estate project lifecycles, from land acquisition and development to sales and handover.

Location: Chennai (Work from Office)

Experience: 1- 6 years

Key Responsibilities:

Financial Planning & Analysis (FP&A)

Build and maintain financial models for real estate projects, including feasibility studies, IRR, NPV, ROI, and sensitivity analysis
Prepare project-level budgets, forecasts, and cash flow projections
Track actuals vs budgets and analyze variances across construction, sales, and overheads
Support annual and quarterly financial planning exercises

Project & Investment Analysis

Evaluate new land acquisitions and development opportunities
Assess project viability considering construction costs, approvals, timelines, pricing, and absorption rates
Assist in structuring deals, payment plans, and funding scenarios
Support scenario planning for pricing changes, cost escalations, and market shifts

Cash Flow & Working Capital Management

Track project-wise cash inflows and outflows
Monitor construction-linked payments and funding requirements
Assist in optimizing working capital and payment schedules
Support lender and investor reporting related to cash flows

Reporting & Stakeholder Support

Present insights to senior management on project health and financial risks
Support audits, internal reviews, and financial documentation
Ensure data accuracy across finance systems and reports

Skills & Competencies:

Technical Skills

Advanced proficiency in Excel and financial modeling
Experience with budgeting, forecasting, and cash flow analysis

Analytical & Business Skills

Strong problem-solving and data interpretation abilities
Ability to translate financial data into actionable insights

Soft Skills

Strong communication and presentation skills
Ownership mindset with comfort in fast-paced environments

Qualifications:

Bachelors degree in finance, Accounting, Economics, or Business Administration
1 - 6 years of experience
CA / CFA preferred
