What this job involves:
Leading on-site Accounts operations
Are you a pro at giving on-site accounts support? Working with a team, you'll oversee the day-to-day accounts, procurement, store, finance and invoicing for the assigned property or facility.
You'll also implement the accounts procedures -and ensure that they are always maintained. Likewise, you'll boost on-site CAM collections by ensuring regular follow ups and creating trackers. This job will also entail the question "How do I ensure the safety of my colleagues?" You will do this by promoting adherence to health and safety standardsWinning our clients' trust
As the accounts executive, you'll be working frequently with Property Manager, Central Accounts team, Softservices team, Engineering team, Vendor Partners and Clients, so you'll need to build strong relationships and trust with them.
Likewise, you'll need to be proactive and engaging; and make sure that the clients' expectations are met each and every time.
You will also be the go-to person for any accounts related concerns.Keeping an eye on accounts maintenance and contracts
As the person in charge, you will take care of the site's finance and ensure requisite expenses are booked appropriately may it be capital, petty, operational or emergency in nature and is carried out as per the standard process.
You shall be directly accountable for the following responsibilities:Establishes and administers estimated/ actual pass-through expenses
Prepares site operational budgets and carry out financial activities as per the budget
Prepares year end expense reconciliation reports and monitors resident collections/credits
Ensure CAM bills are raised and submitted to the concerned customers
Monitor collections (CAM)and coordinates default proceedings
Prepares all financial reports and reviews with Property Manager
Generates reports (monthly delinquency, A/R status, project summaries, vacancy, etc.)
Effectively coordinates with the vendors to raise invoices within due time
Initiates late payment calls and implements late payment fees, where applicable
Monitors lease administration issues (critical dates, scheduled charges, Security Deposit tracking, etc.)
Maintains property Balance Sheet
Establish budgeting and cost control procedures
Process Bank account reconciliation
Processes and tracks all capital payments (resident improvements, building improvements, etc.), ensuring compliance with Client and JLL required payment directives
Processes NFAs based on the quotes for new/ breakdown services
Keeping an eye on stock maintenance and usage
Monitor the incoming stock and its usage
Conduct necessary stock audits as and when required
Having a hold on the fresh stock requirement and minimum stock level
Tracking the budget allocation before any new purchase is initiated

Do you have one to two years' experience of managing the accounts department of a property? If so, you will be a perfect fit for the role.
You must be a qualified Accounts/ Commerce degree certification holder from a recognised University.
An added knowledge about Tally ERP, MRI, etc. other property management accounts software would be handy to ensure your selection.
