Direct P&L responsibility for projects.

  • Driving projects from all perspectives such as design, liaison, planning, sales & marketing, operations etc.
  • AOP Planning and Delivery.
  • Directly responsible for bringing Operational Excellence from RERA registration to ultimate handover to customer, through Design Management, Cost Control at each Process Level of Project Delivery, Streamlining Monthly Cash Flows by achieving Construction Milestones to meet Sales Milestones, Reducing WIP items, Reducing Possession Delays etc.
- dentification of all project risks affecting/influencing project performance such as land-related, legal, liaison, operations, costing, sales etc.

  • Ensuring all issues related to land are resolved and land is available with all valid and necessary documents and title in alignment with all stakeholders such as legal, BD, liaison etc.
  • Checking all 7/12, revenue and land records of land.
  • Getting ready all GFA (Good for approval) drawings, and documents for various approvals including layout approval, building plan approval, CFO NoC, Forest NoC, Tree NoC, MoEF & MPCB (CTE/CTO) Permissions, PWD NoC, MSEB/Powergrid NOC, Gas line NoC etc.
  • Preparing PCP tracker and launch tracker for projects
  • Share PCP tracker & Launch tracker updates with senior management with all key decision triggers on weekly basis.
  • Managing initial Business Model/financial models of the projects with signoff from all stakeholders with MIS workings.
  • Ensuring that all key business parameters such as IRR, Profitability, Cashflow analysis, Cost, Marketing Costs, Sales numbers, and Collections are as per AOP targets on monthly basis.
  • Identifying new business opportunities in similar segments
  • Reviewing and validating new BD deals, evaluating new land parcels, running business plans for them, and making risk registers in conjunction with legal, liaison, sales, operations experts, and external consultants.
  • Ensuring all activities are happening as per Company standards and procedures and compliance requirements.
  • Reviewing all Rate Approvals, Payment Requests visàvis budgeted cost provisions from time to time.
  • Reviewing competition's performance and making insightful analyses for management.
  • Conducting research assignments to provide insights on various topics giving insights on multiple aspects of research objectives, by using public documents, information available & other covert but ethical methodologies.
  • Participating in important meetings and ensuring that process owners respond as per agreed action plans.
  • Participating in Company's strategic initiatives such as Process Excellence, Internal Audits, HR and Leadership Conclaves etc.
  • Ideating and initiating crossfunctional new initiatives/programs for raising team's performance through various business excellence drives.
  • Other roles and responsibilities assigned by the Reporting Manager.
