Role Purpose:


Responsible for overall operation and financial performance of a mall/cluster of malls which includes managing and supervising a team ranging from Leasing, Marketing Communications and Operations to ensure effective implementation of strategies towards achieving the target NPI for owners and marketing positioning, brand perception and operations excellence at the property.


Organization Context

  • Role has matrixreporting relationship with:
  • Key external relationships: Tenants and Co-workers, vendors, contractors, shoppers, media, press, banks, local authorities, CMO & HO staff, Mall Owners etc.
  • Key internal relationships: Sr Management, Finance, HR, Leasing, Marcom, Operations, Legal & Secretariat, TDC, Projects & IT.

STRATEGY:
Set mall(s)objectives, develop and implement strategic plans that address issues in the overall mall management


Set long term and short term objectives of the mall(s) for all aspects of management, including financial, leasing, operational and overall management and direction.


Supervise the Heads of Department to formulate an overall plan and strategies for all departments with an aim to achieve the set objectives.

Ensure effective execution of all policies and directives in line with the plan and strategies.

Mall(s) objectives and operating requirements are met and are in line with the needs and mission of the company.

Maximization of profit and minimization of cost through effective management of mall operations.


POLICY
Formulating and implementing of CMO policies and internal control procedures and ensure strict compliances

Work closely with the HQ Office in terms of CMO policies, processes and implementation to standardize systems and procedures.

Establish appropriate CMO policies and procedures to enhance internal control.

Coordinate all departments' activities to ensure the proper execution and strict adherence to the said policies and procedures.

Standardization of CMO management and control to ensure consistency of systems and activities.

MALL BUDGETS AND KPIs

Annual asset plan, managing and administering the budgets

Prepare the annual asset plan with a focus on adding value to the Centre through effective value added proposals.

Lead the CMO team via executing and coordinating sound strategies towards achieving the budget.

Review and adjust the budgets and monitor performance against budget.

Minimizing cost, maximizing profit will be the main objectives without compromising on quality and services.

Maximization of the mall value and profitability.

Enable the actual financial results of the CMO to be measured against budget.


LEASING
Negotiate new leases and lease renewals with a constant focus on enhancing the tenancy mix of the mall(s) via introducing market leaders in retail and proactively pursuing exciting and unique concepts


Work closely with the Leasing team in the planning of tenant mix, from preliminary stage to implementing the marketing strategies to achieve the desired tenant mix.

Lead the Leasing team to source and identify potential tenants to further enhance the tenancy mix.

Oversee planning and strategize the right marketing approach including achieving a higher rental return.

Advise Management on current and future retails trends, including new concepts and quality tenants.


Ensure proper tenant mix in the mall in line with business strategy and market demand and to achieve desired footfall.

The tenancy mix to be enhanced as well as the performance of the mall.


MARKETING
Identify consumer target market characteristics and through effective PR, marketing and branding reposition the mall to meet their expectations


Work closely with the Marcom team to create marketing plans and set objectives, plans, and specific activities to be pursued.


Ensure that the implementation of Marcom policies, programs and activities is in line with corporate strategies to maximize return or profit.


Lead and guide the Marcom team to ensure successful leasing of promotional spaces to garner revenue; organize effective events to generate higher traffic.


Lead the Marcom team to develop and implement communications and media strategies that successfully communicate information and key messages to the shoppers.

Develop relationship with strategic partners whilst building and maintaining a strong rapport with retailers, vendors and shoppers.

Effectively generate income and develop a strong position in the market.

Maximize the channels of communications to the general public to create a strong corporate bra
