- Preparing vendor list for prequalifications and floating the Expression of Interest to selected vendors/Contractors.
- Managing the procurement of contractors/subcontractors from floating FOT/RFQ/RFP, tender documents (SCC/GCC), Pre-Bid MOU, receive priced tenders, shortlist valid tenderers, Organize the Negotiations Meetings, closure of LOI/WO/Contract as necessary and secure requisite BGs and insurances.
- Responsible for reviewing of BOQ, specifications, estimation of quantity, rate analysis, tender estimates and optimization of specifications update to HOD.
- Managing all issues related to SEZ/Import/Export/SFIS/EPCG
- Contractual correspondence with the contractors pertaining to construction schedules, Bank Guarantees, quality of work, deviations, hindrances, recoveries, penalties, insurance policies, other statutory requirements, etc.
- Provide contractual and technical guidance to HOD and subordinates staff and other project personnel supporting contracts or non-tender activities.
- Prepare and Track MIS for all documents (Tenders, Work Orders, Change Orders / Amendments, Cancellations, Insurance policies, Bank Guarantees, etc.).
- Prepare contractual counter claims documents in coordination with Project team for Settlement of disputes arising during contract and post contract assist to Reporting officer to Resolve disputes regarding claims amicably; as far as possible. Provide technical aid to the Legal Department for matters under litigation and Arbitration.
- To build rapport and relationship with all key and critical vendors and contractor. To ensure that vendor issues are addressed appropriately to ensure mutually rewarding relationships.

- Work Order and Subcontract Agreement Preparation
- Expertise in Contract and Procurement specialist for Finishing items, HVAC, MEP, Interior fit outs, etc.
- Responsible to identify / Sourcing of the various vendors / suppliers / sub-contractors for all activities involved in a real estate development and have core competency to evaluate the various cost parameters in commercial submissions.
- Responsible for maintaining vendor / supplier data bases and keeping track of historical costs for analysis. Tracking material and labour costs / prices and reporting on regular basis to all stakeholders.
- Responsible for Detail Comparative Analysis, Study and Evaluation of vendor / supplier submissions, providing weightages on various cost parameters and recommend negotiating strategies.
- Along with HOD be a part of Negotiation Meetings and responsible for recording of MOM and circulate with the vendors and other stake holders.
- Decisions / submissions. Responsible for preparation of the final recommendation report.
- Good in handling ERP system relating to release of Contract / PO / WO/ VO/CO etc.
- Any other duties/ Responsibilities which may be assigned from time to time
